Co-Owner Denise Hyde clearly shows their growth, as she highlights the roots of their flourishing agency. “Old South Realty began on July 7, 2003, with seven local women realtors from the community. We met many times at the former Ed & Kay’s Restaurant (which is now Blue Heaven) to discuss plans.
“Our name was very important to us. We wanted it to reflect our southern hospitality and the hard work and Christian values that our parents and grandparents had instilled in us. Thus, we came up with Old South Realty. Since the magnolia is a symbol of the south representing strength, beauty, and grace, we decided to use that as our logo.
“The original owners were Denise Hyde, Brenda Goines, Terri Wise, Susan Gattin, Mary Mashburn, Dottie Royce, and Shirley Jones. Donna Goodner became an owner when Mary Mashburn retired. Over the past 20 years, some of our owners have either retired or passed away, and there are now three owners: Denise Hyde, Brenda Goines, and Terri Wise. Old South Realty has 16 agents and is still growing! We always want Old South Realty to be known for its stellar reputation, excellent customer service, and for its contributions to our community.”
In addition to the owners, their agents include Mike Duke, Joanne Theiss, Joyce Patterson, Jeff Bell, Lauren Robinson, Mike Hyde, Shelby Duke, Debbie Harrington, Karen McGuire, Joy Life, Russanne Bryant, and new agents, Tim Fulks and Joann Gartman.
Denise explained that many agents enter the real estate world for various reasons. But what is important is that they stayed in the business because of their love for it. “It is a constantly changing business that requires hard work, dedication, perseverance, and staying ‘up to snuff’ on the ever-changing laws and regulations of our industry.” The reality of this business is not what you see on television. It is not just showing homes, writing offers, and receiving a check. Our agents work very hard by investing both time and dollars in helping their clients to achieve the American Dream—owning a home.
When asked about tips on home-buying, Denise’s answer was simple, “Use Old South Realty! First and foremost, get prequalified through your mortgage company. Please use a local lender. Be upfront about your financial situation as you share with them your concerns and goals. Then meet with your realtor and go over what you want in a home and timeline.”
We then flipped the script and asked Denise for advice on selling a home. She started with the same playful, yet serious sentiment, “Use Old South Realty!” Denise further advised, “Find a realtor whom you feel comfortable with, one who knows your market, and above all, one that you trust. Your realtor will advise on the market as well as help you determine a price based on the comparable homes which have sold in your area. Curb appeal is important since that is the first impression. Clean, clean, clean. Declutter, box up, store, and give away. Smell and lighting are equally important. Make sure your home is accessible for showings. And you want it ‘show’ ready!”
Old South is skilled in market fluctuations and how to navigate them. “The market right now is still competitive which means your offer may be competing with other offers for the property. Supply is still lower than the demand. Old South Realty is the best choice because of the agents’ knowledge of market conditions, knowledge of contracts, years of experience and ability to negotiate.”
Some of Old South’s agents have been named “Realtor of the Year,” served as officers of its Board, and as officers of CARMLS. They enjoy being realtors at Old South Realty. “Every single client and transaction is important to us no matter how big or how small. We feel that we are part of the growth of our area. Oftentimes we are the first contact for people coming into our community and we want to be a positive reflection of Saline County.”
